Heat Pump & A/C Precision Tune-Up

  1. Calibrate and level thermostat
  2. Replace standard disposable filter
  3. Monitor volts/amps on fan motor
  4. Lubricate and inspect bearings for wear
  5. Inspect indoor coil
  6. Flush/treat condensate drain with anti-algae
  7. Inspect condenser coil
  8. Monitor operating pressure of refridgerant
  9. Inspect safety devices for proper operation
  10. Inspect disconnect for proper rating and install
  11. Tighten all electrical connections
  12. Test/inspect contactors for burned, pitted contacts
  13. Inspect electrical system for exposed wiring
  14. Test and inspect capacitors
  15. Inspect fan blade
  16. Clean condenser coil with garden hose
  17. Inspect service valves for proper operation
  18. Measure temperature difference – supply/return
  19. Inspect duct work for energy loss
  20. Monitor compressor for proper amperage, volt draw, and wiring connections
  21. Clean debris from around the condenser

Water Heater Inspection

  1. Tag all emergency shut off valves
  2. Drain water heater and check for sediment
  3. Check water heater anode rod
  4. Inspect dryer vent

Oil Tune-Up

  1. Clean heating unit, vent pipe, and base
  2. Adjust burner for maximum efficiency
  3. Clean and adjust electrode and nozzle assembly
  4. Lubricate motor, bearings, fans, and circulator
  5. Replace oil nozzle and oil filter
  6. Test and adjust safety and operating controls
  7. Inspect flue pipe, barometric damper, and combustion chamber
  8. Change air filter (if applicable)
  9. Inspect oil tank and lines
  10. Inform customer of equipment condition

Gas Tune-Up

  1. Clean heating unit
  2. Clean and adjust gas burner and pilot
  3. Lubricate motors, bearings, and fans
  4. Change air filter (if applicable)
  5. Inspect thermocouple
  6. Test and adjust safety and operating controls
  7. Inspect wiring
  8. Test gas valve pressure
  9. Inform customer of equipment condition

Terms & Conditions

AJM with not guarantee replacement or repair parts or equipment which has become obsolete.  All replacement parts are subject to their availability from the supplier.

During the life of the agreement, AJM will provide 24 hour emergency service.  The following constitutes an emergency: no heat, no cooling, fuel leaks, burst pipes, & no hot water.  Non-emergency calls will be performed during normal working hours.

This agreement will automatically renew on a yearly basis unless customer gives written notice not to renew 30 days prior to renewal.

Upon termination for any reason, there shall be no refunds or credits.  Service agreement may be transferred to new owner for a $25 fee.

AJM is not responsible for any repairs to drywall, carpentry, electrical, landscaping, backfill, blacktop, concrete, or any other home repair due to access needed to make any repair.  AJM is not responsible for any repair or damage to customers home due to refusal of repairs recommended by AJM.  No parts, labor, or warranty will be honored if anyone other than a qualified AJM employee performs the work.

All heating tune ups are to be performed in the fall, cooling tune-ups in spring.  During peak seasons, any scheduled tune-ups may be subject to cancellation to accommodate emergency calls.

AJM Bonus Bucks

All AJM club members will receive $50 annually that can be used towards replacement of your heating, cooling system, or water heater.  The $50 AJM Bonus Bucks have no cash value and can only be applied to replacement.  AJM Bonus Bucks will reach a maximum of $500.

Bonus Bucks can be used as follows:

  • Complete systems – $500
  • Heating or Cooling system – $250
  • Condenser only – $200
  • Compressor – $150
  • Water Heater – $150
  • Coil only – $50
